Questions, Facts, and Assumptions:

Our financing applications for multifamily residential apartments have the following requirement:

  • “All showers must be 3’ by 5’ and have 36” by 48” parallel approach with clear floor space.

 

The question from the architect is as follows:

The subject showers do have a nominal dimension of 3' by 5' despite some not having this exact dimension as a clear space in the shower.  This means the prevailing dimension of the shower is 3’ X 5’ but in some cases there is a dimension at the base of the shower that is slightly less than that due to thresholds, shower base, etc.  We would like to confirm this can be interpreted as a nominal dimension rather than a required clear space.

What should be the answer as to if this can be interpreted nominal space?

I would appreciate an opinion. Thank you.
